The mortgage company

If the home has a mortgage, the lender is usually named on the check and must endorse it. Many lenders hold the funds and release them in stages, sometimes after their own inspection. Things found later: the supplement

Rotted decking discovered during tear-off, a second layer of shingles nobody could see, code-required components missing from the estimate. These are photographed when found and submitted to the carrier as a supplement with the supporting documentation. A real dispute: your options, not ours
