If water is coming in, do this before you call anyone

Electrical first. If water is anywhere near a ceiling light, a fan, a smoke detector or an outlet, switch that circuit off at the breaker panel — not at the wall switch, because reaching for a switch under a wet fixture is exactly what you are trying to avoid. Water tracks along wiring and through junction boxes, and this is the part of a roof leak that actually hurts people.

Then photograph everything before you move it, move contents out of the water path, and put a bucket with a towel in it under the drip. If a ceiling is bulging and holding water, a small controlled hole at the lowest point drains it into a bucket instead of dropping the whole section at once.

And do not get on the roof in the dark, the rain or wind. Everything genuinely useful you can do right now is done from inside the house.

Texas does not license roofing contractors

This is the most useful thing to know before you call anyone in this state, including us.

There is no statewide roofing contractor license in Texas. No exam, no classification, no board and no number to look up — which means “licensed and insured” carries far less weight here than most homeowners assume. The second half of that phrase is doing all the work and the first half is frequently doing none.

Three things that are actually checkable instead:

An insurance certificate sent to you directly by the insurer, not forwarded as a PDF by the contractor. General liability and workers’ compensation both. A certificate that arrives from the roofer is a document you cannot verify, and if somebody is injured on your roof without workers’ compensation behind them, that exposure has a way of finding the homeowner.

Manufacturer certification for the product being installed. In a state with no licensing ladder this is the closest available proxy, it is searchable by zip code on the manufacturer’s own website, and on premium products the warranty frequently depends on it. We install GAF, which is checkable that way rather than on a business card.

A real physical address. Not a PO box or a virtual suite. After a Central Texas hail event the market fills with operators who will not be reachable next spring, and an address is the cheapest thing to check.

And the line a contractor cannot cross on your claim

We document damage thoroughly, meet the adjuster on the roof, and repair to the approved scope. We do not negotiate or settle the claim, because acting as a public insurance adjuster is a licensed role in Texas and a contractor being paid for the repair should not hold it.

So if a contractor offers to handle your whole claim, or to cover, waive or absorb your deductible, that should end the conversation. In Texas the deductible offer is prohibited, and the usual mechanism is an inflated invoice to the carrier — which puts a false claim in your name rather than theirs. Finding trapped moisture that is not visible on the surface. Wet insulation and wet decking hold heat differently from dry material, so a thermal scan can show the extent of saturation rather than just the point where water appears inside.
